With the increasing popularity of buy-to-let investment over the last few years it is now more important than ever to seek professional advice in what has become an extremely competitive market. Investors in residential property rarely have a qualified professional acting on their behalf who has the relevant knowledge and experience to negotiate and acquire suitable property.
We aim to address this by offering a residential investment service which is similar in many ways to that offered by an Independent Financial Adviser.
We can:
- Formulate an individually tailored strategy to identify client requirements including advice on building portfolios based on our clients objectives.
- Advise on the type and location of potential investment properties.
- Search for suitable property and produce a concise report outlining advantages/ disadvantages of each property. We will also advise on likely yield, rentability and saleability in the context of clients overall strategy.
- Recommend and instruct other professionals if necessary. We are also pleased to recommend tested sources of finance.
- Negotiate purchases and, if required, advise on refurbishment programmes.
- Offer advice on legal rights and obligations, changes in the law as well as tax and insurance matters. Of particular importance to some investors will be HMOs (Houses in Multiple Occupation) and we are able to advise on all aspect of these regulations.
- Advise on the management services of local agents, and where necessary introduce clients to, and meet with, letting agents.
Although we do not get involved in the day-to-day letting of the properties which we find for clients, we are pleased to offer an independent inspection service for clients who may wish us to carry out an impartial check of their properties from time to time.
According to the government, the number of households in the UK is set to continue increasing, with predictions of growth in smaller, single person units particularly strong. They also anticipate that there will need to be a doubling of privately rented homes within the next twenty years as more people not only choose to live alone, but become more mobile.
