Our in-depth local knowledge of the Scottish property market and wealth of experience enables us to quickly identify suitable properties and short-list them for consideration.
Our network of contacts is key to finding the right property, as we are often made aware of properties before they reach the open market. These contacts are made up of estate agents, solicitors, large and small developers, and individual owners, all of whom value our commitment to searching on behalf of serious buyers. The excellent relationships which we have nurtured with our contacts ensures that our clients benefit from a much more advantageous buying position.
As well as our network of contacts, we regularly search the internet to source properties, and where specific locations are identified, we are proactive in carrying out letter drops in order that private approaches might be made to secure a property.
We will look at all properties which we feel are suitable and quickly report back to you on our findings. We are also delighted to accompany our clients on viewings to point out the advantages and disadvantages involved. Either way, we provide regular updates on properties we have seen and those coming on to the market in order to refine our search. We can then instruct building surveys, and if required, recommend other professionals such as architects, planning consultants and interior or landscape designers.
Preparation:
- As it is often crucial to act quickly in the purchase of a property, it is important to ensure that as much preparation as possible has been done. Where necessary, we can recommend solicitors and mortgage brokers, and can also introduce you to selling agents if you have a property to sell. Most important, of course, is to determine a budget and specification for the property to be purchased, and we are always happy to advise on this.
Negotiation:
- An important aspect of our service is negotiation, and we will do our utmost to negotiate with the seller, his agents and solicitors to complete a deal successfully. We are also keen to save you money, and we believe that our fee structure enables us to do this. In conjunction with your solicitor, we can advise on legal issues and liaise with them to submit an offer.
Purchase:
- Once an offer has been accepted, we maintain regular contact with all parties involved to facilitate the swift conclusion of missives (similar to exchange of contracts in England) and ensure that everything progresses smoothly to settlement (completion in England). Our involvement continues until you actually take possession of the property and have the keys in your hand. At every stage our clients can be assured of our personal and professional attention.
